Buy sites that have a steady income and do not require much administration. If you build a big portfolio, then hire a webmaster to take care of them.

most of the time the seller needs the money for personal reasons or other projects, so they sell there assets. Your best bet would be to buy another site with steady income or try and make your own, it doesnt always take a unique idea to make money.
