Project Management System

Does anyone know of a good project management system other than basecamp ?

I'd really rather something that's hosted on my servers where I don't have to pay monthly. Just one time payment or something. Monthly installments is a killer

Those 2 look really good. However, I don't wanted hosted PMS. It's more costly when you look at it. But I really like those 2. Thanks for atleast pointing me to them.

Oh that's so nice. Really like it. Simple and easy to use. However, the drawback that makes it inappropriate for me is that I'd like it to allow clients to log in and interact and be part of the creative process.

Plus it doesn't work also because I have consultants that work for me and they mainly interact with the client rather than me. So I normally give them admin privs, to create projects, comments, set tasks, etc.

But it's nice to keep my small projects organized so it's a keeper in that regards.
