CreepColony.com is a StarCraft (and now StarCraft 2) fansite that has been around since 2001. It is one of the oldest fansites on the net and has a good amount of weight in the community. It was recently redesigned and transported to Wordpress (a huge value). It has an tight, active community that contributes often.
Traffic:
Being one of the oldest and most authoritative StarCraft fansites, CreepColony.com manages to generate a huge amount of completely natural traffic. The bulk of this site's traffic is from organic search, but it also receives a lot of hits from Wikipedia and a number of industry related sites. Average monthly uniques sit at right around 25,000 with about 60-70k page views. There are, however, a number of pages without tracking codes (the forum, for example).

You should also keep in mind that the hype from SC2 may have somewhat increased numbers this year, but the traffic spike that will hit when SC2 is actually released will be *HUGE*.
Revenue:
The bulk of CC's ~$200/mo income comes from Google Adsense and has a good, solid CTR. The site is also running AdBrite, AuctionAds, Kontera, and Commission Junction.

Also, if you ask why the BIN is above the 12x revenue, it is because this website is making $200/mo minimum based on StarCraft 2 *HYPE* - the traffic and potential revenue to come with the release of the game (considering this is an old, authoritative community site) warrants the price tag.
